Kilburn Tavern

We were appointed by a developer client to unlock the residential potential of a prominent historic tavern in Kilburn, working within a live planning context and a sensitive conservation area.
Our role focused on the design and optimisation of residential accommodation above and below an existing and retained public house, which remained central to the site’s identity and long-term viability.
Through a series of pre-application submissions, we developed a scheme for six apartments, including a new roof extension and the reconfiguration of lower ground accommodation. The design evolved in response to detailed feedback from the local authority, with particular focus on housing mix, internal layouts and residential quality.
We addressed key constraints including daylight to basement-level homes, outlook and compliance with national space standards, supported by targeted studies into light enhancement and spatial efficiency.
The resulting proposals demonstrate how underused parts of an existing building can be sensitively intensified to deliver new homes, while ensuring a much-loved local business - in this case a public house - remains operational and retains its architectural character.
